HVAC Maintenance Pricing for Ticonderoga and the North Country

Our maintenance prices are published, flat and the same from Whitehall to Plattsburgh: a Mitsubishi mini-split condenser is $169, each indoor head is $69, a gas furnace is $169, an oil boiler is $229. Every visit is a full inspect-clean-and-service, not a look and a filter swap, and every fuel-burning appliance gets a combustion test. If we installed your Mitsubishi system, the Adirondack Shield Elite Care Plan covers two visits a year plus parts and labor from $28/month.

Mitsubishi systems

Ductless mini-split maintenance — $169 condenser, $69 per indoor head

Mitsubishi Hyper-Heat equipment moves a lot of air across a very fine coil. Pollen in May, cottonwood fluff in June and wood-smoke film all winter build up on the outdoor coil and the indoor fan wheel. A dirty coil cuts capacity 20–30%, which you feel as a room that will not quite get there at -10°F and see as a higher NYSEG bill.

Outdoor condenser — $169

  • Inspect, clean and service the condenser; level it on its pad or stand if needed and possible
  • Inspect all high- and low-voltage wiring
  • Inspect the contactor, capacitor, compressor, condenser coil, fan blade and fan motor
  • Check the refrigerant charge (adding refrigerant is additional)
  • Inspect the line set, line set insulation (replacement is extra) and the disconnect box
  • Coil jet cleaning of the outdoor coil

Each indoor fan coil — $69

  • Wall-mounted, floor-mounted, ceiling cassette or ducted air handler
  • Clean the washable filters and the coil; wash the fan wheel with a coil jet and capture the rinse
  • Check the condensate pan and drain line for blockage
  • Check that the unit is level and secure, and that the control wiring is tight
  • Fresh batteries in the remote

What each fuel-burning visit includes

Most homes in Essex, Clinton and Franklin counties run on oil or propane, and nobody comes out to tune a boiler in Keene Valley for free. These are the full task lists, so you know what you are paying for.

Gas / propane furnace — $169

  • Inspect, clean and service the furnace, blower assembly, squirrel-cage fan, fan motor and capacitor
  • Check and adjust belt tension; lube the motor
  • Inspect all high- and low-voltage wiring, contactor, burner relay, vent pipe, supply and return plenums
  • Brush and clean the furnace flue and vent pipe to the chimney
  • Replace the furnace filter (customer-supplied, or replacement is extra)
  • Inspect the thermostat (battery replacement is extra) and run a combustion test

Oil furnace — $189

  • Inspect, clean and service the blower assembly, squirrel-cage fan, fan motor and capacitor
  • Check and adjust belt tension; oil the motor
  • Replace the nozzle and oil filter (spin-on cartridge extra)
  • Inspect all wiring, contactor, burner relay, burner motor, coupler, fuel pump pressure, electrodes, vent pipe, supply and return plenums
  • Brush and clean the flue and vent pipe to the chimney
  • Replace the filter (customer-supplied, or extra); thermostat check and combustion test

Gas / propane boiler — $179

  • Inspect, clean and service the boiler, burner box and all high- and low-voltage wiring
  • Inspect contactor, relays, zone valves, circulators (lube if needed), expansion tank, auto feed, pressure relief valve, air vent, aquastat, check valve, ball and gate valves
  • Inspect vent pipe, supply and return piping, low-water cutoff
  • Check condensate trap, condensate line and condensate pump
  • Thermostat check (battery extra) and combustion test

Oil boiler — $229

  • Inspect, clean and service the boiler and burner box
  • Replace the nozzle and oil filter; inspect all high- and low-voltage wiring
  • Inspect contactor, burner relay, burner motor, coupler, fuel pump pressure, relays, zone valves, circulators, expansion tank, auto feed, pressure relief valve, air vent, aquastat, check valve, ball and gate valves
  • Inspect vent pipe, supply and return piping, low-water cutoff
  • Brush and clean the boiler flue and vent pipe to the chimney
  • Thermostat check and combustion test

Gas / propane water heater — $109

  • Inspect the tank for leakage and condition; check the gas valve
  • Carbon monoxide test
  • Drain water from the bottom of the tank until it runs clear
  • Replace the thermocouple and check for gas leaks

Oil water heater — $129

  • Inspect, clean and service the water heater
  • Drain from the bottom of the tank until clear; check for tank leakage
  • Replace the nozzle and oil filter (spin-on cartridge extra); inspect all wiring
  • Inspect contactor, burner relay, burner motor, coupler, fuel pump pressure, relays, ball and gate valves, vent pipe, supply and return piping
  • Brush and clean the flue and vent pipe to the chimney; combustion test

Dryer vent cleaning — $99

  • Inspect, service and clean the dryer vent; check for broken or split vent and confirm it vents outdoors
  • Remove the outdoor vent cover and brush out lint; remove the vent from the dryer and brush it out
  • Vacuum the vent connection on the dryer
  • Tape and repair the vent where possible (replacement is additional)

Why it matters

Why Mitsubishi filters and coils need a real cleaning

A Mitsubishi wall unit has washable mesh filters you can rinse monthly, but behind them is a fine aluminum coil and a long barrel fan that pick up what the filters miss. Over a heating season of wood smoke and a cooling season of pollen, the fan wheel grows a film that cuts airflow, makes the unit louder and can start to smell. The coil jet wash at a maintenance visit takes that off without pulling the unit from the wall.

Outside, the condenser coil is the system's heat source all winter. Cottonwood, grass clippings and road dust on the fins make the unit work harder for every BTU, and a clogged coil ices faster and defrosts more often at -10°F. Clean coils are the cheapest efficiency upgrade there is.

Mitsubishi's parts warranty also depends on documented maintenance. We log every visit so a claim never fails for lack of records.

Better value

Twice a year on the Adirondack Shield, with $0 repairs

If Adirondack Heat Pumps installed your Mitsubishi system, the per-visit menu is not your best deal. The Adirondack Shield Elite Care Plan runs $18.50/month per outdoor unit and $9.50/month per indoor unit — $28/month for a single zone — and includes two full maintenance visits a year, 24-hour priority service and 12 years of parts, labor, trip and refrigerant coverage on covered failures.

FAQ

Maintenance pricing questions

How often should a Mitsubishi heat pump be serviced in the Adirondacks?

Once a year at minimum, twice if it is your primary heat. Rinse the indoor filters yourself monthly during heavy use. The outdoor coil and indoor fan wheel need a professional coil jet cleaning, which the per-visit service and the Adirondack Shield both include.

Do you service heat pumps and furnaces you didn't install?

Yes. Any brand, any fuel, at the published per-visit prices on this page. Only the Adirondack Shield plan is limited to Mitsubishi systems we installed.

Is travel included in the price?

Yes, within our service area — Essex, Clinton and Franklin counties, northern Warren and Washington counties, and Addison County, Vermont. See the service area list.

What's not included?

Refrigerant, replacement parts, replacement filters when you do not supply one, spin-on oil filter cartridges, thermostat batteries and line set insulation replacement. We tell you the price before doing any of it.

Can I bundle a furnace and a water heater on the same visit?

Yes, and it is the smart way to do it. Book both on the annual maintenance form or call and we schedule them together.
