Commercial HVAC for Inns, Camps, Restaurants & Offices in the Adirondacks
Adirondack Heat Pumps designs and installs Mitsubishi Electric commercial systems for the buildings that make the North Country run — lakeside inns and B&Bs, summer camps and lodges, restaurants, professional offices, short-term rentals, churches and town buildings from Ticonderoga to Lake Placid and Middlebury. Multi-zone and P-Series systems for small and mid-size buildings, CITY MULTI VRF for larger ones, all with Hyper-Heating for real winters, room-by-room zoning, quiet operation and a 5-year commercial warranty.

Zoning, quiet and cold-climate heat in one system
Most commercial buildings in Essex, Clinton and Franklin counties heat with oil or propane and cool with a scatter of window units — an inn with a boiler and twelve window air conditioners is the classic case. A Mitsubishi system replaces both. Each room or area gets its own indoor unit and thermostat, so an unrented guest room or an empty meeting room costs nothing to condition; the inverter compressors run at part load most of the time; and Hyper-Heating INVERTER® keeps full heating capacity at 5°F and operates to -13°F, so the system carries the building through January without the oil bill.
- Room-by-room zoning — guests, tenants and staff each control their own space; owners lock out ranges with PAR controllers
- Quiet — ceiling and ducted units are nearly silent in dining rooms and guest rooms; outdoor units ramp instead of slamming on
- No combustion inside — no flue, no CO, no fuel deliveries, no tank
- Heating and cooling from the same equipment, year-round
- Central control through the app or a central controller for multi-room properties
- Incentives — NYS Clean Heat commercial programs and Efficiency Vermont business incentives; we confirm eligibility and file

Multi-zone, P-Series and CITY MULTI VRF
M-Series multi-zone
For small buildings: a cottage rental, a four-room B&B, a professional office suite. One MXZ outdoor unit runs up to eight wall, floor, cassette or ducted indoor units. The same residential-grade equipment with a commercial application.
Multi-zone units →P-Series light commercial
For restaurants, inns, retail and town buildings: larger capacities, longer line lengths, PLA four-way cassettes, PCA ceiling-suspended units and PVA ducted air handlers on H2i-rated PUZ outdoor units.
PLA & PCA units →CITY MULTI VRF
For larger properties: a 20-room inn, a multi-tenant building, a school wing. One refrigerant system serves dozens of indoor units with heat recovery between zones and a central controls network for scheduling, monitoring and tenant billing.
Discuss a VRF project →Commercial applications across the North Country
- Inns, B&Bs and motels on Lake George, Lake Champlain and in Lake Placid — a PLA cassette or wall unit per guest room, lockout controls, one app for the owner.
- Summer camps and lodges — dining halls and staff housing that need cooling in July and freeze protection in winter.
- Restaurants and cafés — PCA suspended units above hard ceilings, cassettes in dining rooms, kitchens kept separate.
- Professional offices, medical and dental — quiet ceiling units and individual control for each office.
- Short-term rentals and multi-family — per-unit zoning so each tenant controls and pays for their own space.
- Churches, libraries, town halls and fire stations — large open rooms with occasional use; zone off what's empty.
- Shops, garages and warehouses — insulated metal buildings heated by one or two large heads.

Cassettes, suspended units and ducted air handlers
Commercial rooms usually want nothing on the walls. The PLA four-way cassette drops into a 2'x2' grid and covers a large room from the center with up to 72 airflow patterns; the compact SLZ does the same for smaller rooms. The PCA ceiling-suspended unit hangs below hard ceilings in restaurants, classrooms and shops where there's no cavity. The PVA ducted air handler serves a whole floor through ductwork, up to 60,000 BTU/h, and MLZ EZ FIT one-way cassettes slip between joists in older buildings. Wall and floor units fill in guest rooms and offices. See ceiling units, ducted air handlers and commercial controls.

Design, install and support
- Site survey and load calculation for every room, including occupancy, equipment heat and ventilation requirements.
- Design — system family, zone map, indoor unit styles, outdoor unit locations, line-set and condensate routing, electrical, controls.
- Written proposal with incentives identified and a schedule that works around your season — we install inns in the off-season and restaurants between services.
- Installation by our own crews, commissioned to Mitsubishi spec, with the controls set up and your staff trained.
- Support — maintenance plans, priority service, and remote diagnostics through the app. We're 15 minutes from most of Ticonderoga and in Lake Placid regularly.
Mitsubishi commercial equipment installed by a Diamond Contractor ELITE carries a 5-year commercial warranty; residential equipment carries 12 years. See why owners choose us and our maintenance pricing.

Traditional commercial HVAC too
Not every building is a heat pump candidate yet. We also install and service RUUD furnaces, boilers, central air, water heaters and ductwork for commercial customers, and we repair existing equipment of any brand. If a heat pump conversion doesn't pencil out this year, we'll say so and keep the current system running. See traditional HVAC services and emergency repair.
Commercial HVAC questions
Can a Mitsubishi system heat an inn through an Adirondack winter?
Yes. Hyper-Heating INVERTER equipment delivers 100% of rated capacity at 5°F and operates to -13°F, and we size every zone from a load calculation for your town's design temperature. Many inns keep their boiler as backup in the first season and find they don't use it.
What is the commercial warranty?
Mitsubishi commercial equipment installed by Adirondack Heat Pumps as a Diamond Contractor ELITE carries a 5-year warranty. Residential equipment carries a 12-year parts warranty.
Can guests or tenants have their own controls?
Yes. Each indoor unit has its own thermostat, and PAR wired controllers allow setpoint ranges and lockouts so guests adjust within limits while the owner manages everything from the app or a central controller.
Are there commercial rebates?
NYS Clean Heat has commercial pathways through NYSEG and National Grid, and Efficiency Vermont offers business incentives. Eligibility depends on the building and the fuel being replaced; we confirm it in the proposal and handle the application.
What is VRF?
Variable refrigerant flow — Mitsubishi's CITY MULTI line — runs many indoor units on one refrigerant system and can move heat between zones, so a sunny south wing can cool while the north wing heats. It's the right tool for larger inns, multi-tenant buildings and schools.
Can you install around our season?
Yes. We schedule inns and rentals for the off-season, restaurants between services, and offices on weekends where needed. Tell us your calendar at the site survey.
Rebates Available

Rebate amounts change by program and tier — we tell you exactly what your home qualifies for at the free in-home estimate and handle the entire application for you.
★★★★★“We had Mark, Rolland, and Matt help get mini splits installed in our first home. They worked with us to make sure we had the right system for our home. This team provided amazing professionalism, customer service, and expertise!”
★★★★★“Been doing business with Gerry and his crew for close to 10 years and always totally satisfied with their product and customer service.”
★★★★★“This is our second Mitsubishi heat pump … to heat the 30x40 insulated metal building with a single head we put up but handles it great. … they had to order and install the system in a little over 2 weeks to get it done by 12/31 to qualify for a large rebate and they got it done.”
