Repairs

The furnace failures we fix most in the North Country

Most no-heat calls come down to a short list of parts. Our trucks carry them.

Ignition and flame sensor

A dirty flame sensor or failed hot-surface igniter is the single most common no-heat call we get. Usually fixed on the first visit.

Blower motor and capacitor

Burner lights but no air moves, or you hear humming with no startup. Typically a capacitor or a worn blower motor.

Control board and thermostat

Short cycling, no response, blink codes on the board. We read the diagnostics instead of swapping parts blind.

Limit switch and overheating

A furnace that shuts off before the house warms up is usually starved for airflow: clogged filter, blocked return, or a failing limit switch.

Gas valve and pressure switch

Won't light, or locks out after a few tries. Tested with combustion analysis before and after the repair.

Cracked heat exchanger

A carbon monoxide hazard. We inspect for cracks on every service call and will not leave an unsafe furnace running.

Condensate drain blockage

High-efficiency furnaces shut down when condensate can't drain. Common in cold basements, cheap to correct.

Oil burner service

Nozzle, filter and electrode replacement, pump pressure, and combustion adjustment on the oil furnaces still heating a lot of Essex County.

Propane supply issues

Low tank, regulator freeze-up, or a line problem after a delivery. We sort out whether it's the furnace or the fuel.

Warning signs

When to call before it quits for good

  • Heat that comes and goes. Short cycling is a fault worth diagnosing before a -15°F night finds it.
  • Yellow or flickering flame. A healthy propane or gas flame burns blue. Yellow means incomplete combustion and a CO risk.
  • Banging, rattling, screeching, or a boom on startup. Mechanical wear or delayed ignition.
  • A burning or acrid smell that doesn't clear in a few minutes. Shut it down and call.
  • Propane or oil bills climbing with no change in weather. A dirty or failing component is costing you every day.
  • Uneven heat between rooms. Often the ductwork, not the furnace.
  • Your CO detector has sounded. Leave the house, call 911, then call us.

Repair or replace

The rule we use, with the numbers on the table

No sales pitch, just arithmetic. Under 12 years old and the repair costs less than a third of a new furnace: repair it. Fifteen-plus years old, a second repair in one season, or a cracked heat exchanger: replacement almost always costs less over the next five winters than keeping it alive. Between those lines we show you the repair cost, the replacement cost, and the difference in annual propane or oil use, and you choose.

If replacement is the answer, we install RUUD furnaces from 95 to 98% AFUE, and we'll price a Mitsubishi heat pump against it, because a heat pump gets NYS Clean Heat rebates and a furnace does not.

Process

What a furnace service call looks like

  1. Fast scheduling, 24/7 line

No-heat calls are emergencies. A live person answers Mon–Fri 8–5; after hours our assistant takes your details and the on-call office calls back. Start at the heat-out page while you wait.

  2. Real diagnosis, price first

We test components and read the board, then quote the repair. You approve the number before any work starts.

  3. Combustion and CO test

Every gas, propane and oil furnace we touch gets a combustion analysis and carbon monoxide check before we leave, and an honest word on whether the repair will hold.

Annual maintenance

The tune-up that prevents the midnight call

Most furnace breakdowns are preventable. A fall tune-up cleans the burners and flame sensor, checks gas pressure and combustion, inspects the heat exchanger for cracks, tests the safety controls, confirms airflow and temperature rise, and replaces the filter. Those are the exact items that otherwise fail at 2 a.m. in February.

Annual service is also required to keep most manufacturer warranties valid. Gas and propane furnace maintenance is $169; see the maintenance pricing page for oil furnaces, boilers, AC and heat pumps. Book before the first hard frost on the annual maintenance page.

Between visits, change the filter. A clogged one-inch filter is the cheapest furnace failure there is, and the most common.

Considering a heat pump instead?

If the furnace is on its last winter, look at both paths now

A failing furnace is the right moment to ask whether you want another one. A Mitsubishi Hyper-Heating INVERTER system heats to -13°F (-22°F on H2i Plus models), cools in summer, removes combustion and CO risk from the house, and qualifies for NYS Clean Heat rebates through NYSEG and National Grid plus 18 months at 0% financing. If you have ducts, a ducted air handler can use them. If you heat with propane or oil, the savings calculator will show you what that changes on your bill.

We'll get you running first, then price the RUUD furnace and the heat pump side by side. If the furnace is the right fit for your budget or your building, that's what we'll install.

FAQ

Furnace repair questions

Do you repair furnaces you didn't install?

Yes. Gas, propane and oil furnaces of all major brands across our service area, including the equipment installed by Champlain Valley Heating & Plumbing before we took over their building.

How fast can you get to a no-heat call?

No-heat calls below freezing go to the front of the line. Call (518) 812-1958 any hour. A live person answers Monday through Friday 8 to 5; after hours our assistant takes your details and the on-call office calls you back.

What does a repair cost?

It depends on the part. A flame sensor cleaning and a blower motor are priced very differently, so we diagnose first and give you a firm price before any work begins. There is a trip and diagnostic charge for non-plan customers, quoted when you book.

Should I repair or replace my furnace?

Under 12 years old and a repair under a third of replacement cost: repair. Fifteen-plus years, repeated repairs, or a cracked heat exchanger: replace. We show you both numbers and let you decide.

Do you service oil furnaces?

Yes. Nozzles, filters, electrodes, pump pressure and combustion adjustment on oil furnaces of all brands.

How often does a furnace need maintenance?

Once a year, before heating season. It keeps the warranty valid, catches heat exchanger and combustion problems early, and cuts the odds of a winter breakdown. Gas and propane furnace maintenance is $169.

My furnace runs but the house won't warm up. What should I check first?

The filter, the thermostat mode and batteries, the furnace service switch (it looks like a light switch and gets bumped off), and the propane or oil tank level. If those check out, call us.
