Ductless Mini-Split Heat Pumps for North Country Homes
A ductless mini-split is an air-source heat pump with no ductwork: a Mitsubishi outdoor unit connected through a 3-inch wall hole to one or more indoor units, each with its own thermostat. It's the fastest way to add real heat and air conditioning to a 19th-century village home in Ticonderoga, a lakeside camp on Schroon Lake, a bedroom over the garage in Plattsburgh or a farmhouse in Addison County — with Hyper-Heating that delivers full capacity at 5°F and keeps running to -13°F (-22°F on H2i Plus models). We design, install and service them from our Montcalm Street shop.

Two boxes, one line, no ducts
A ductless system has an outdoor unit with the inverter compressor and coil, one or more indoor units with a coil and quiet fan, and insulated refrigerant lines plus a control wire between them. In heating mode the outdoor unit absorbs heat from the winter air and the indoor unit releases it into the room; in cooling mode the loop reverses and the indoor unit pulls heat and humidity out. Because there's no ductwork, there are none of the duct losses that cost a conventional forced-air system up to 30% of its output in an unheated attic or crawlspace.
Each indoor unit reads its own room and asks the outdoor unit for exactly the capacity it needs. The inverter compressor ramps up or down instead of cycling on and off, which is why a Mitsubishi holds temperature within a degree and why its wall units run as low as 19 dB.
- Single-zone: one outdoor unit, one indoor unit. One room, one addition, one camp.
- Multi-zone: one outdoor unit, two to eight indoor units. A whole floor or a whole house, zone by zone.

The best uses for a mini-split in the Adirondacks
Homes with no ductwork
Boilers, baseboard and radiators heat most of the older homes from Whitehall to Keeseville. A ductless system adds heat and the first real air conditioning the house has had without tearing open walls or ceilings.
Camps, cabins and seasonal places
A single wall unit heats a Newcomb or Hague camp for shoulder-season weekends, cools it in August, and can be set to a low hold temperature from your phone when you're gone.
The room that's never right
Additions, bonus rooms, sunrooms, lofts and rooms over garages sit at the end of the old system's reach. One zone fixes them for good.
Electric baseboard homes
Baseboard delivers one unit of heat per unit of electricity; a Mitsubishi H2i averages about three. Same electric service, roughly a third of the heating cost.
Replacing window air conditioners
Quieter, far more efficient, no security hole in the wall, no blocked view, and it heats too. Most of our summer calls start here.
Garages, barns and outbuildings
Workshops, insulated metal buildings and studios where running ducts was never an option. One customer heats a 30x40 insulated metal building with a single head.
Pick the indoor unit room by room
"Ductless" doesn't mean "box on the wall." Mitsubishi makes four indoor styles that all connect to the same outdoor units, and a multi-zone design can mix them:
- Wall-mounted (MSZ-FS, GL, EF Designer) — the quiet, efficient standard for bedrooms, living rooms and open plans. FS models add the 3D i-see sensor and run as low as 19 dB.
- Floor-mounted (MFZ-KJ) — sits low like a radiator, warms from the floor up. Ideal under big lake-view windows, in rooms with knee walls, and where a radiator used to be.
- Ceiling cassettes (MLZ one-way EZ FIT, SLZ/PLA four-way) — recessed between joists or in a drop ceiling, nearly invisible, great for kitchens and great rooms.
- Short-run ducted (SEZ/PEAD) — hidden in a soffit or closet feeding two or three small rooms through short ducts, for homeowners who want nothing visible.

Do ductless mini-splits work in North Country winters?
Mitsubishi's do. When mini-splits first arrived in the U.S. they came with a warning for northern homeowners: add a backup heat source, because many units were designed to shut down around -10°F to protect the compressor. That reputation stuck, and it still applies to a lot of the budget equipment sold online today.
Mitsubishi's Hyper-Heating INVERTER® (H2i®) changed the equation. A flash-injection circuit keeps refrigerant mass flow up when it's bitter out, and the inverter compressor can run faster at low ambient without strain. The result is 100% of rated heating capacity at 5°F, continued operation to -13°F, and -22°F on H2i Plus and FS-series units — discharge air around 100°F even at -13°F, and defrost cycles spaced so the system heats continuously for hours between them. Ticonderoga's design temperature is about -10°F; Lake Placid and Saranac Lake see -20°F to -30°F on their worst nights. We size for your town and tell you honestly where a backup source makes sense.

Why we don't recommend DIY or "supply-only" mini-splits
Mini-splits look simple — two boxes and a line. The warranty and the performance live in the details. Mitsubishi requires installation by a certified contractor to honor its warranty, and for good reason: line sets have to be nitrogen-tested and pulled to a deep, measured vacuum, refrigerant charged by weight for the actual line length, the outdoor unit set above the snow line with a drain-pan heater so defrost water doesn't freeze into a block under the coil, and the indoor unit placed where it throws air across the room instead of at a doorway. Get any of those wrong and the system will run, just badly and briefly.
As a Diamond Contractor ELITE our installs come with Mitsubishi's 12-year parts warranty, 12 years of labor through the Adirondack Shield Elite Care Plan, and our 180-Day Comfort Guarantee. See the step-by-step process and what's in our install standard.

Maintenance, filters and air quality
Mitsubishi indoor units use washable filters you rinse every month or two in heating season — no filters to buy. FS and GL wall units add nano-platinum and deodorizing filtration, and the Dual Barrier Coating on the FS coil and blower resists the dust and oil film that slowly chokes other units. Keep the outdoor coil clear of leaves and snow, and have us do an annual cleaning and check (see maintenance pricing). Because there are no ducts, there's no duct dust or mold to worry about, which is why ductless homes often notice cleaner air.
Controls are a handheld remote by default, with the optional MHK2 wall thermostat and the Mitsubishi Comfort / kumo cloud app for phone control from anywhere — handy for a camp. See controls and our filter cleaning guide.

Cost, rebates and savings
Installed cost depends on the number of zones, indoor unit styles, line-set length, mounting and electrical. Single-zone Mitsubishi systems start in the low five figures installed before rebates; multi-zone and whole-home systems are a larger investment offset by the top NYS Clean Heat tier and 18-month 0% financing. Operating cost is where ductless shines in the North Country: oil, propane and electric baseboard are the most expensive fuels per unit of heat, and the heat pump's three-to-one advantage usually beats all of them even at NYSEG rates. Our free savings calculator models your home and fuel in two minutes and earns you $250 off the install. See the pricing guide and rebates.
Ductless mini-split questions from North Country homeowners
How many rooms can one outdoor unit heat?
A Mitsubishi multi-zone outdoor unit can run up to eight indoor units. In practice most Essex County homes use two to five zones per outdoor unit, and larger whole-home conversions use two outdoor units. The load calculation decides the split.
Do I need a mini-split in every room?
No. Open living areas usually share one unit, and bedrooms off a hallway can sometimes share a short-run ducted unit. Closed-door rooms you want to control separately get their own zone. We design this at the estimate.
Do ductless mini-splits work in extreme cold?
Mitsubishi Hyper-Heat units deliver 100% rated capacity at 5°F and keep operating to -13°F; H2i Plus and FS-series models operate to -22°F. That covers Ticonderoga and the Champlain Valley. For the High Peaks we size to local design temperatures and talk through backup options honestly.
Are mini-splits noisy?
No. Mitsubishi wall units run as low as 19 dB on low fan, quieter than a library. The outdoor unit is about the sound of a quiet conversation and ramps up gradually instead of slamming on.
How long do ductless systems last?
With annual maintenance, 15 to 20 years is typical. Mitsubishi provides a 12-year parts warranty when a Diamond Contractor ELITE installs and registers the system, and our Elite Care Plan adds 12 years of labor.
Can I add zones later?
Yes, if the outdoor unit is sized with room to grow. Tell us at the design stage if you plan to finish a basement or add a sunroom and we'll pick an outdoor unit and port count that allows it.
What rebates apply to a mini-split in New York or Vermont?
Qualifying Mitsubishi cold-climate systems earn NYS Clean Heat rebates through NYSEG or National Grid, with the largest amounts for whole-home conversions off oil, propane or electric resistance. Addison County, Vermont homes qualify through Efficiency Vermont plus utility bonuses. We confirm the exact amount at your free estimate and file the paperwork.
How much does a ductless mini-split cost installed?
Single-zone systems start in the low five figures installed before rebates; multi-zone systems cost more depending on zones, unit styles, line-set length and electrical. We quote in writing at a free in-home estimate, and our 0% financing for 18 months is available to qualified buyers.
